Langthwaite Business Park Extension is an 11.94 ha site planned to deliver 41,000 sq m of B1/B2/B8 floor space, with an indicative unit size range of 900 – 7,500 sq m.

This is a large site within an established employment location and within a Business Improvement District which West Yorkshire Police has described as the safest business park in West Yorkshire.

The location is ideal for industrial occupiers and well-suited to manufacturing supply chain activities

The Combined Authority Meeting held on 27th July 2023, the Full Business Case was submitted and approval was granted to proceed to delivery with a total budget of £12,678,000. The approval was made subject to discharging conditions set by the Programme Appraisal Team (PAT).

In December 2023, an Authority to Proceed (ATP) report was presented to the Portfolio Investment Panel (PIP) which discharged 10 of the 12 conditions set. A further ATP report will be presented in March 2024 to the PIP which will address the remaining conditions which involve obtaining planning permission and the acquiring two small parcels of land to facilitate the proposed development.

Subject to obtaining approval in March 2024, main construction works will commence in April 2024 and complete in May 2025. The contractor appointed is Balfour Beatty Plc through the SCAPE framework.
The project will be financed using a combination of funding sources including the Getting Building Fund, Growth Deal, Growing Places Fund Residual and the Single Investment Fund.
