Seacroft and Gipton

The Seacroft and Gipton project will deliver 88 new affordable homes across East Leeds, tackling high housing demand while supporting local jobs, apprenticeships and low-carbon living through energy-efficient design and sustainable heating systems.

What is the Seacroft and Gipton project?

There are over 26,000 people on the housing register in Leeds and more than 12,000 actively seeking more suitable accommodation. The Seacroft and Gipton scheme directly responds to this urgent need by delivering 88 new affordable homes in East Leeds.

All homes will be 100% affordable general needs housing, carefully designed to reflect the community’s needs. The development includes:

  • 25 one-bedroom apartments in a five-storey block
  • 27 two-bedroom houses
  • 21 three-bedroom houses
  • 13 four-bedroom houses
  • 2 bungalows

This scheme also creates opportunities for 12 local people to gain employment and 6 apprenticeships through the construction phase.

The development embraces sustainability through a ‘Fabric First’ approach, with Air Source Heat Pumps providing heating and hot water to all 88 dwellings. This design ensures that 10% of the scheme’s total energy requirement will be met through energy-efficient construction and renewable systems.

West Yorkshire Combined Authority’s regeneration team are leading the project with Leeds City Council as a delivery partner.

Work began in January 2024 and is expected to be completed by November 2025.

How is this project funded?

The project received £1.76 million in funding from the West Yorkshire Combined Authority. 

What is the Brownfield Housing Fund?

The Brownfield Housing Fund is a major regional regeneration initiative led by the West Yorkshire Combined Authority, with £89 million in funding from the Department for Levelling Up, Housing & Communities.

Covering West Yorkshire, the programme is driving forward the redevelopment of underused brownfield land to meet housing demand and revitalise communities.

Programme objectives include:

  • The construction of 5,400 new homes
  • Accelerating the delivery of housing on brownfield sites
  • Regenerating neighbourhoods by transforming vacant, underused land
  • Supporting carbon reduction through:
    • Installation of low-carbon technologies
    • Close to transport hubs
    • Increased use of Modern Methods of Construction (MMC)
  • Boosting productivity by supporting local construction supply chains
  • Delivering a mix of housing types and tenures, including affordable homes

This programme plays a key role in delivering inclusive, sustainable growth across West Yorkshire by creating vibrant, connected places where people want to live and work.
