Sky Gardens

Sky Gardens is transforming the Leeds city skyline with a striking new 33-storey residential tower and the restoration of the historic Midland Mills, delivering 306 high-specification apartments at the heart of the South Bank regeneration.

What is the Sky Gardens project?

Located in Holbeck, the Sky Gardens development is a key part of the Leeds South Bank and Holbeck Urban Village regeneration. This project brings together heritage restoration with bold new architecture to create a modern city landmark.

The project will deliver:

  • A 33-storey iconic Midland Tower, featuring 306 new apartments
  • The full refurbishment of the Grade II Listed Midland Mills

This mixed-use, residential-led scheme will become a major new feature of the Leeds skyline, while helping to unlock the long-standing ambition to revitalise South Bank and Holbeck as a thriving, desirable urban neighbourhood.

The development not only preserves the city's architectural heritage but also provides high-quality city centre living, contributing to the growth and vibrancy of Leeds as a place to live, work and invest.

West Yorkshire Combined Authority’s regeneration team are leading the project with City Life as a delivery partner.

Work began in January 2024 and is expected to be completed by June 2026.

How is this project funded?

The project received £2.85 million in funding from the West Yorkshire Combined Authority. 

What is the Brownfield Housing Fund?

The Brownfield Housing Fund is a major regional regeneration initiative led by the West Yorkshire Combined Authority, with £89 million in funding from the Department for Levelling Up, Housing & Communities.

Covering West Yorkshire, the programme is driving forward the redevelopment of underused brownfield land to meet housing demand and revitalise communities.

Programme objectives include:

  • The construction of 5,400 new homes
  • Accelerating the delivery of housing on brownfield sites
  • Regenerating neighbourhoods by transforming vacant, underused land
  • Supporting carbon reduction through:
    • Installation of low-carbon technologies
    • Close to transport hubs
    • Increased use of Modern Methods of Construction (MMC)
  • Boosting productivity by supporting local construction supply chains
  • Delivering a mix of housing types and tenures, including affordable homes

This programme plays a key role in delivering inclusive, sustainable growth across West Yorkshire by creating vibrant, connected places where people want to live and work.
