With a mix of affordable rent, shared ownership, and market sales, this sustainable development is designed to lower energy bills and encourage greener travel. This development offers high-quality homes with improved insulation, photovoltaic panels for renewable energy, and cycle storage.

What is the Crosley Wood project?

The Crosley Wood Development project is under the Brownfield Housing Fund programme which supports the delivery of 5,400 new homes on brownfield sites. It aims to regenerate neighbourhoods, reduce carbon emissions, and provide a mix of affordable housing close to transport hubs.

What was achieved?

Crosley Wood delivered 93 new homes in Bingley, Bradford. The housing mix includes 50% affordable rent, 25% shared ownership, and 25% market sale.

The development consists of 81 low-rise homes and 12 apartments, with improved insulation and solar panels to reduce energy use and costs.

It also includes 12 cycle spaces, EV charging for all parking spots, and a Residential Travel Plan Fund to support sustainable travel.

West Yorkshire Combined Authority’s Regeneration team led the project with Incommunities Limited.  as the delivery partner.

Work began in April 2023 and was completed by August 2025.

The project received £1 million in funding from the West Yorkshire Combined Authority.

What is the Brownfield Housing Fund?

The Brownfield Housing Fund is a major regional regeneration initiative led by the West Yorkshire Combined Authority, with £89 million in funding from the Department for Levelling Up, Housing & Communities.

Covering the districts of Bradford, Calderdale, Kirklees, Leeds, and Wakefield, the programme is driving forward the redevelopment of underused brownfield land to meet housing demand and revitalise communities.

Programme objectives include:

  • The construction of 5,400 new homes
  • Accelerating the delivery of housing on brownfield sites
  • Regenerating neighbourhoods by transforming vacant, underused land
  • Supporting carbon reduction through:
    • Installation of low-carbon technologies
    • Close to transport hubs
    • Increased use of Modern Methods of Construction (MMC)
  • Boosting productivity by supporting local construction supply chains
  • Delivering a mix of housing types and tenures, including affordable homes

This programme plays a key role in delivering inclusive, sustainable growth across West Yorkshire by creating vibrant, connected places where people want to live and work.
