Galem House

The Galem House project will transform a derelict 19th-century warehouse into 77 new apartments in Bradford city centre. This scheme restores a brownfield site while preserving heritage and promoting city-centre living. This redevelopment will bring new life to a historic but long-abandoned warehouse in the Goitside Conservation Area.

What is the Galem House project?

The Galem House, Bradford project is under the Brownfield Housing Fund programme which supports the delivery of 5,400 new homes on brownfield sites. It aims to regenerate neighbourhoods, reduce carbon emissions, and provide a mix of affordable housing close to transport hubs.

What will we achieve?

This project will regenerate the 0.13-acre brownfield site to deliver 77 high-quality apartment homes in the heart of the city.

The scheme preserves local heritage while providing much-needed housing and supporting urban renewal.

West Yorkshire Combined Authority’s Regeneration team led the project with Trident House Development Limited as the delivery partner.

Work began in March 2023 and is yet to be completed.

How is this project funded?

The project received £1.2 million in funding from the West Yorkshire Combined Authority.

What is the Brownfield Housing Fund?

The Brownfield Housing Fund is a major regional regeneration initiative led by the West Yorkshire Combined Authority, with £89 million in funding from the Department for Levelling Up, Housing & Communities.

Covering the districts of Bradford, Calderdale, Kirklees, Leeds, and Wakefield, the programme is driving forward the redevelopment of underused brownfield land to meet housing demand and revitalise communities.

Programme objectives include:

  • The construction of 5,400 new homes
  • Accelerating the delivery of housing on brownfield sites
  • Regenerating neighbourhoods by transforming vacant, underused land
  • Supporting carbon reduction through:
    • Installation of low-carbon technologies
    • Close to transport hubs
    • Increased use of Modern Methods of Construction (MMC)
  • Boosting productivity by supporting local construction supply chains
  • Delivering a mix of housing types and tenures, including affordable homes

This programme plays a key role in delivering inclusive, sustainable growth across West Yorkshire by creating vibrant, connected places where people want to live and work.
