Manchester Road

The Manchester Road project transformed two brownfield sites in Bradford city centre into 108 high-quality affordable homes. This mixed tenure development offers a range of options to meet local housing needs.  The scheme provides affordable, energy-efficient homes close to the train station, market, and city centre amenities.

What is the Manchester Road project?

The Manchester Road project is under the Brownfield Housing Fund programme which supports the delivery of 5,400 new homes on brownfield sites. It aims to regenerate neighbourhoods, reduce carbon emissions, and provide a mix of affordable housing close to transport hubs.

What was achieved?

Manchester Road redeveloped two brownfield sites at Croscombe Walk and Elsdon Grove in Bradford City Centre. The scheme delivered 108 affordable homes, including 54 affordable rent units, 31 shared ownership units, and 23 rent-to-buy homes.

The location offers excellent access to public transport and local amenities, supporting sustainable urban living. Homes are designed with good space standards and improved insulation to reduce energy bills.

West Yorkshire Combined Authority’s Regeneration team led the project with Incommunities Ltd. as the delivery partner.

Work began in March 2022 and was completed in November 2024.

How was this project funded?

The project received £1.2 million in funding from the West Yorkshire Combined Authority.
