What is the New Bolton Woods project?
The New Bolton Woods development in Bradford is part of the Infrastructure for Growth programme, supported by the Leeds City Region LEP.
This programme began in 2014 with a £35 million investment from central government through the Growing Places Fund. The funding was used to support 15 infrastructure projects across the region, helping to unlock new jobs, homes, and commercial space.
The programme has now closed, but its impact continues through developments like New Bolton Woods, which is transforming underused land into a thriving urban village.
What was achieved?
The New Bolton Woods project transformed under-used land along the Canal Road corridor into a vibrant and well-connected urban village. Located near Frizinghall railway station, the village will eventually include around 1,000 new homes, with 50 already completed, including 20 social rented properties.
A Costa Coffee drive-thru opened in Spring 2019, followed by a Lidl supermarket in Spring 2020, forming the retail core of the new village. A third commercial outlet is also planned, which will generate funds for the next phase of housing.
In addition to new homes and retail, the masterplan includes:
- A new primary school
- Health facilities
- Improved green spaces and sports pitch upgrades
Canal Road Urban Village Limited (CRUVL) led the project and acted as delivery partners.
Work began in 2018 and was completed in 2025.
