What is the Points Cross project?
The Points Cross development, located within the Southbank Regeneration and Innovation District in Leeds, is a transformative brownfield housing project that will deliver a total of 494 affordable homes across two phases. Led by the West Yorkshire Combined Authority in partnership with Guinness Partnership Ltd, the scheme is designed to support sustainable living, promote active travel and regenerate underutilised land near Leeds City Centre.
Phase 1
Phase 1 commenced in March 2023 and is expected to be completed by 2026. This phase is delivering 311 affordable apartments with sustainability at the heart of the design. Key features include:
- Electric vehicle charging points, car club bays and car-sharing drop-off points
- A dedicated new bus lane and integrated bus stop, promoting public transport
- Carbon savings through low-carbon construction methods and efficient design
- Photovoltaic panels providing 100% renewable energy
Phase 2
Phase 2 began in July 2023 and is expected to be completed by March 2026. This phase focuses on the development of 183 affordable apartments. It will transform 1.44 hectares of vacant brownfield land, formerly occupied by a car sales and repair garage, into a thriving residential space.
Key features of this phase include:
- An underground car park
- 559 sqm of commercial space to support local enterprise
- Extensive landscaping and garden areas to enhance public realm
Together, both phases of Points Cross exemplify the goals of the Brownfield Housing Fund - revitalising disused land, delivering high-quality affordable housing and supporting carbon-neutral growth.
