Points Cross

We're working in partnership with Guinness Partnership to transform a former car dealership site in Leeds Southbank into high-quality, energy-efficient housing. Points Cross will provide over 494 affordable apartments, integrated public transport links, EV infrastructure and landscaped open spaces, all helping regenerate the area sustainably.

What is the Points Cross project?

The Points Cross development, located within the Southbank Regeneration and Innovation District in Leeds, is a transformative brownfield housing project that will deliver a total of 494 affordable homes across two phases. Led by the West Yorkshire Combined Authority in partnership with Guinness Partnership Ltd, the scheme is designed to support sustainable living, promote active travel and regenerate underutilised land near Leeds City Centre.

Phase 1

Phase 1 commenced in March 2023 and is expected to be completed by 2026. This phase is delivering 311 affordable apartments with sustainability at the heart of the design. Key features include:

  • Electric vehicle charging points, car club bays and car-sharing drop-off points
  • A dedicated new bus lane and integrated bus stop, promoting public transport
  • Carbon savings through low-carbon construction methods and efficient design
  • Photovoltaic panels providing 100% renewable energy

Phase 2

Phase 2 began in July 2023 and is expected to be completed by March 2026. This phase focuses on the development of 183 affordable apartments. It will transform 1.44 hectares of vacant brownfield land, formerly occupied by a car sales and repair garage, into a thriving residential space.

Key features of this phase include:

  • An underground car park
  • 559 sqm of commercial space to support local enterprise
  • Extensive landscaping and garden areas to enhance public realm

Together, both phases of Points Cross exemplify the goals of the Brownfield Housing Fund - revitalising disused land, delivering high-quality affordable housing and supporting carbon-neutral growth.

How is this project funded?

The project received £5.75 million in funding from the West Yorkshire Combined Authority.

What is the Brownfield Housing Fund?

The Brownfield Housing Fund is a major regional regeneration initiative led by the West Yorkshire Combined Authority, with £89 million in funding from the Department for Levelling Up, Housing & Communities.

Covering West Yorkshire, the programme is driving forward the redevelopment of underused brownfield land to meet housing demand and revitalise communities.

Programme objectives include:

  • The construction of 5,400 new homes
  • Accelerating the delivery of housing on brownfield sites
  • Regenerating neighbourhoods by transforming vacant, underused land
  • Supporting carbon reduction through:
    • Installation of low-carbon technologies
    • Close to transport hubs
    • Increased use of Modern Methods of Construction (MMC)
  • Boosting productivity by supporting local construction supply chains
  • Delivering a mix of housing types and tenures, including affordable homes

This programme plays a key role in delivering inclusive, sustainable growth across West Yorkshire by creating vibrant, connected places where people want to live and work.
