Regent Street

The project aimed to deliver 185 new apartments in North Leeds City Centre, including 37 affordable homes. This modern 11-storey building is designed with sustainable energy features and supports low-carbon travel.

What is the Regent Street project?

The Regent Street project is under the Brownfield Housing Fund programme which supports the delivery of 5,400 new homes on brownfield sites. It aims to regenerate neighbourhoods, reduce carbon emissions, and provide a mix of affordable housing close to transport hubs.

What was achieved?

This development created high-quality homes in a central urban location while supporting sustainability.

The 11-storey building includes cycle storage, six parking spaces with three EV charging points, and striking green living walls.

The design reduces the carbon footprint through photovoltaic panels, mechanical ventilation with heat recovery, and connection to the Leeds Pipes District Heating Network for renewable energy.

West Yorkshire Combined Authority’s Regeneration team led the project with RISE Propco 6 Ltd. as the delivery partner.

Work began in April 2022 and was completed in May 2025.

How was this project funded?

The project received £1.85 million in funding from the West Yorkshire Combined Authority.

What is the Brownfield Housing Fund?

The Brownfield Housing Fund is a major regional regeneration initiative led by the West Yorkshire Combined Authority, with £89 million in funding from the Department for Levelling Up, Housing & Communities.

Covering the districts of Bradford, Calderdale, Kirklees, Leeds, and Wakefield, the programme is driving forward the redevelopment of underused brownfield land to meet housing demand and revitalise communities.

Programme objectives include:

  • The construction of 5,400 new homes
  • Accelerating the delivery of housing on brownfield sites
  • Regenerating neighbourhoods by transforming vacant, underused land
  • Supporting carbon reduction through:
    • Installation of low-carbon technologies
    • Close to transport hubs
    • Increased use of Modern Methods of Construction (MMC)
  • Boosting productivity by supporting local construction supply chains
  • Delivering a mix of housing types and tenures, including affordable homes

This programme plays a key role in delivering inclusive, sustainable growth across West Yorkshire by creating vibrant, connected places where people want to live and work.
