Saxton Lane

The Saxton Lane project is a major affordable housing scheme in Leeds, regenerating brownfield land to deliver 204 high-quality, sustainable homes. This all-electric development supports inclusive living, promotes green transport and plays a key role in helping Leeds meet its target of over 1,000 new affordable homes each year.

What is the Saxton Lane project?

The Saxton Lane development is bringing 204 affordable rented homes to the Leeds area, helping address local housing needs. The project supports Leeds City Council’s ambition to deliver over 1,000 new affordable homes annually.

The mix of 1, 2 and 3-bedroom apartments will be designed for energy efficiency and accessibility:

  • 198 homes will meet EPC B energy standards
  • 62 homes will be M4(2) accessible and adapted dwellings
  • 3 homes will be M4(3) wheelchair user dwellings
  • The scheme is 100% electric, with no gas supply
  • Photovoltaic panels will be installed on the building and the building will use heat pump-based heating systems for communal areas

This scheme supports the Combined Authority’s goals by helping local businesses, providing sustainable homes and reducing carbon emissions. It includes several low-carbon and environmentally friendly features that will help move us toward a net zero economy.

The project will be delivered by Wakefield and District Housing, who are committed to building homes that are sustainable, energy-efficient, high-quality and meet the needs of residents.

There is a clear demand for more affordable housing in Leeds. This scheme will help address that need by increasing the number of affordable homes and transforming 0.18 hectares of previously used (brownfield) land into housing.

Work began in June 2023 and is expected to be completed by December 2025.

How is this project funded?

The Combined Authority has constributed £1.275 million from the Brownfield Housing Fund.

What is the Brownfield Housing Fund?

The Brownfield Housing Fund is a major regional regeneration initiative led by the West Yorkshire Combined Authority, with £89 million in funding from the Department for Levelling Up, Housing & Communities.

Covering West Yorkshire, the programme is driving forward the redevelopment of underused brownfield land to meet housing demand and revitalise communities.

Programme objectives include:

  • The construction of 5,400 new homes
  • Accelerating the delivery of housing on brownfield sites
  • Regenerating neighbourhoods by transforming vacant, underused land
  • Supporting carbon reduction through:
    • Installation of low-carbon technologies
    • Close to transport hubs
    • Increased use of Modern Methods of Construction (MMC)
  • Boosting productivity by supporting local construction supply chains
  • Delivering a mix of housing types and tenures, including affordable homes

This programme plays a key role in delivering inclusive, sustainable growth across West Yorkshire by creating vibrant, connected places where people want to live and work.
